Oliver: I’m out here today at an apartment complex in Arizona that we purchased about ten months ago and I just want to show you a couple of things we’ve done and how we’re rehabbing the project to increase value and improve the community, really excited to show you what we have going on. So on the outside of this multi family apartment building, one thing that we always like to do is a couple of different things. We like to put a nice, clean, modern paint job on it. We also like to, as you can see, we’ve repaved the entire driveway, repainted all the lines white so it looks brand-new, it looks fresh, we also put a new roof on it.
Oliver: So first thing we did when we invested in this multifamily apartment is we painted it, landscaped it, put a new roof on it, cleaned up the driveway and got it all looking good, feeling good, smelling good, tasting good, all that! Check the sweet minivan, we’re rolling in that thing, how do you feel about the mini Van? Good man, it’s a production wagon! Michelle’s in the back, got the media team going, she’s having technical difficulties as usual.
Oliver: Now back to How To Invest In Multi-Family Apartments. So why don’t we keep coming around here; as you can see in the back, we’ve got a little bit of a little bit of a dog run area over here. We’re not really sure what we’re gonna do with that space yet because it’s kind of a random spot but we’re thinking, either making it a secure place to keep your bikes or turning it into some sort of, like a dog pet playground where people can just come out and bring their pets because we do allow small pets on the building, why don’t we go take a look at the inside of the multi-family apartment building.
Oliver: We also completely redid the pool area. When we got it, it was completely overgrown with shrubs and bushes and now we just cleaned it up real nice, take a look. So as we walk down the middle of the apartment building, you can see a lot of the stuff we did. One thing was we painted all the doors red, the reason we did that is just to give the building some pop, the rest of the landscaping, we just wanted to make it really clean, really simple so we shaved all the palm trees, got rid of all the plants and just replaced it with white rock down the middle so you can see what that looks like here and at the end of the day it’s really just about making the multi-family apartment building really clean and a little bit more modern and just making people feel comfortable here.
Oliver: So let’s take a look at one of the apartment units that we’ve recently rehabbed. So as you can see, in here, we redid the basic finishes in the kitchen just wanted to make it pop. We’ve got the faux granite counter-tops, cleaned up all of the cabinets and repainted them and then refinished the fridge, this was a white fridge when we started but now it’s a stainless steel finish so just cleaning it up, making it fresh, you don’t have to spend a lot of money but it’s really just about making it feel comfortable and homey.
Oliver: This is the living room area. Again, we went with a very neutral color scheme; gray on the walls white on the trims and a nice laminate flooring that just makes it feel nice and comfortable in here.
You can talk to a local realtor or broker about what the current trends are. Out here, every unit also has a balcony so you can see out there. A little bit of an outdoor space, let’s kind of come over here into the bedrooms. Again, this is the same color scheme, basic closet, AC unit in the bedroom,
Oliver: We’ve also got, in here the bathroom, did a couple things in here to just refinish it, clean it up and make everything look really nice. Again, it’s not about spending a lot of money, it’s just about making it feel fresh, feel clean and make people want to live here.
Oliver: We also added a little laundry room in the back, just for a little extra income.
